Drop one plumbing sheet here One PDF page is enough. Send the symbol legend too if it sits on its own sheet, most sets keep it on the cover. Without it nobody can tell one symbol from another, and we would rather ask than guess.

What a plumbing takeoff from us includes

Fixtures

Water closets, lavatories, sinks, tubs, showers, floor drains, hose bibbs, water heaters, by type and location.

Supply

Hot and cold runs measured by size, material called out (PEX, copper, CPVC), fittings counted.

DWV

Waste and vent runs by size, cleanouts, traps, closet flanges.

Gas

Piping runs by size, appliance connections, shutoffs, sediment traps.

Insulation & hangers

Pipe insulation by size and run, supports and hangers at code spacing.

Excluded unless asked

Fire protection and site utilities beyond five feet from the building are quoted separately.

Questions we get asked

Do you take off by fixture or by pipe run?

Both. Fixtures are counted by type, and supply plus DWV are measured as runs by size and material. A fixture-only count is not enough to bid from.

What if the plans don't specify pipe material?

We ask before starting. Guessing between PEX and copper changes both material and labor enough to lose a bid, so it is not a decision we make for you.

Do you include excavation for underslab?

Trench footage is listed as a quantity so you can price it with your own rates or hand it to your excavator. We do not price the dirt work itself.

Bidding more than one job a month?

Three trades for $549 as a one-off, or 10 to 15 projects a month on the $1,450 retainer with priority 12-hour turnaround. Cancel any time.
